• Review contract for accuracy — proper dates, initials and signatures.
• Introduction Email to connect all parties and to introduce
myself as your TC.
• Facilitate delivery of Earnest Money & Option Fee.
• Request receipted contract from title.
• Gather any outstanding documents pertinent to the sale
of the home.
• Submit documents for compliance within the required
time frame.
• Prepare Amendments — with your provided verbiage.
• Communicate with your client(s): important deadlines,
inspections, insurance, appraisal, home warranty, etc.
• Ongoing Lender follow-ups: Appraisal, Clear to Close, CD.
• Communication with Title: Title Docs, Survey, Schedule
Closing, CD, etc.
• Request Title to order survey and HOA docs, according
to the contract.
• Keep parties informed of timelines — update if any
changes are made.
• Email buyer agent receipts for any repair work
completed. — Request receipts if on the sell side.
• Schedule closing — connect with your client for a closing
time and confirm time with title.
• Request final walk-through form from buyer’s agent —
